What RERA carpet area means
Under the Real Estate (Regulation and Development) Act, 2016, carpet area is the net usable floor area of an apartment. It excludes external walls, service shafts, exclusive balcony or verandah area and exclusive open terrace area, while including internal partition walls. This is a legal definition; project documents should be checked for the exact declared figure.
Do not compare unlike area figures
A listing may mention carpet, built-up or another area description. Ask what the stated number represents and request the carpet-area figure separately. A larger headline number does not automatically mean more usable indoor space.
