What RERA carpet area means

Under the Real Estate (Regulation and Development) Act, 2016, carpet area is the net usable floor area of an apartment. It excludes external walls, service shafts, exclusive balcony or verandah area and exclusive open terrace area, while including internal partition walls. This is a legal definition; project documents should be checked for the exact declared figure.

Do not compare unlike area figures

A listing may mention carpet, built-up or another area description. Ask what the stated number represents and request the carpet-area figure separately. A larger headline number does not automatically mean more usable indoor space.

  • Ask whether the figure is carpet area
  • Confirm whether balconies or terraces are stated separately
  • Compare room dimensions and layout efficiency
  • Check the relevant agreement and approved project information

Resale and rental comparisons

Older records and informal listings may use different area conventions. Treat portal or message figures as a starting point, then verify the documents and physically inspect the layout. Do not infer legal area from furniture placement or an approximate measurement alone.

Verify before deciding

For a registered project, use the official MahaRERA portal to review current project information. For legal or technical conclusions, consult an appropriately qualified professional.
